It’s important to develop a strong working relationship from the beginning. We discuss the type of project you are considering to undertake, whether it’s a renovation, addition or a new residence. Schematic design is one of our favorite phases because it’s a dynamic process of collaboration and creativity. It’s where the vision for the project truly begins to take shape, as the team transforms the initial programming and concepts into tangible architectural forms. Two key components for a successful schematic design are site analysis and programming—both of which are critical to understanding how to best capture and exploit the site’s main characteristics, such as its views and natural features, from within the proposed spaces.
During this phase, the client and the Building Designer work closely together to ensure that all of the building’s programmatic needs are met. It’s a time for exploration and refinement, with multiple design concepts often being explored before arriving at the final direction. While only one concept will ultimately be chosen, it’s important to avoid rushing this decision. By keeping an open mind and allowing space for creative solutions, the team can push the design to its fullest potential, resulting in a solution that feels both thoughtful and innovative.
By the end of the schematic design phase, our design team will have a clear understanding of the project’s scale, spatial organization, and architectural concepts. Upon client approval and acceptance of the schematic design drawings, the project will progress into the design development phase. During design development, the concepts established in schematic design are further refined and detailed. This phase involves finalizing the approved design and advancing it into more specific technical aspects, such as structural details, materials, and construction methods. The design team will work to ensure that the project’s vision is fully realized, balancing aesthetics, functionality, and feasibility as they prepare the design for the next stages of development.

The purpose of construction documents is to get the design built. These are contract binding documents which describe precisely how the design shall be built: methods, materials, building systems, components. The construction documents describe precisely, in both large and small scales, every facet of the building design. Good construction documents provide the Contractor with the most comprehensive understanding of the Designers intent designer's vision and the construction team's understanding of the work are aligned.
